Research your private lender thoroughly, feel confident that you're going to get your rehab draws done on time, ask if they do an exit into perm financing and what seasoning requirements are for that and what your projected DSCR will look like with the current rates.. 

My thoughts were seasoning period (refi), what types of documents need to be provided, if they finance OOS deals, if they do portfolio lending, max LTVs, etc. 

I know that during the hunting season occupancy increases substantially. 

It's not just getting up/down them in the winter or rainy season, it's the drop offs and road caves that can get you.
