You don’t have your pitch perfect when starting off but the more you talk to a client , the better you get at making a sale and I think that is what your saying, I need leads.

Sounds like the start of every Instagram influencers sales pitch.

If you do the math and show them how much they were "missing out on" (which is going to be very minimal) it will help put it in perspective, and I would imagine they won't care so much about the missed interest, and more so about getting back the original security deposit amount.

For me it's:-A good work history-They meet or exceed the monthly income and credit requirement-No prior evictions/never sued by a prior landlord-No/minimal criminal record - no drug arrests/no violent crimes. 

A often is long term appreciation but minimal management.

If a house has minimal equity, it isn't worth their time to get a judge the order to take it, but if it is free and clear, that is a different story.

Obviously this option depends on a lot of variables...including local laws, but it can work and keep the best tenants while minimizing actual vacancy.

Of course we can create a spreadsheet and manually enter everything but this is very time consuming and not scaleable.Looking for something that is easy to use, time efficient and minimizes time spent on monthly accounting.
