We have had as few as 60 to 80 people at a meeting (usually January Networking meetings) and as many as 200 to 300 people on occasion (usually a meeting in January or February when everyone has resolutions and when we have a very popular national speaker - in the 200s or Brian and Michelle Winberry local speakers who hold the record for over 300 people in the room.The typical meeting we see usually about 130 to 150 people in attendance.Our membership sees a lot of new investors come and go with our 650 paid members and about 8000 over all members who take part in our social media and attend  meeting from time to time.

I am currently focusing on a few deals.I live in CA and looking into investing on a few properties out of state, the goal is to finding a property management company to take care of The headache of renting it and taking care of the tenant.I am not scared of starting at all and I am actually trying to buy 3-5 SFR to start with very soon.I have friends from out of state and each one is finding me a deal in his own city and state.The issue is that I have found a few deals that are all in different states & cities, and I am thinking to myself wouldn’t that be a bit of a headache to have stuff spread out all over the place?

You can keep a 4-5 degree spread and it should be manageable, but that is about it when it is hot outside.My concern would be turning the system on and off will put extra stress on it.

You have to get that small ball stuff at really high cap rates to maintain the 100 basis points more cost on the debt for good spreads and cash flow.
