Buying a rental property

Can you buy a rental for house hacking if you are just starting a new business? I won’t have a paycheck for a while, but my wife still works. I was hoping to find an investor to put up the down payment and money for any repairs. I do have 10k but I don’t want to use my own money if I dont have to.
