I work in the oil & gas industry and negotiate with property owners everyday, so this opportunity seems right up my alley, I just don’t want to waste my time.

Wording is a little different but the same kind of thing.I also get the "geologists, fisherman, oil rig roughnecks" who's company is paying for their getaway and need to pay with a company check...

I could go on for pages on detail of all the things the contractor did during the remodel (bleaching concrete floors etc and what we tried once the remodel was complete, repainting walls with oil based kills, sealing tile grout on brand new floors, hi powered ozoneators for weeks. 

Even here on BP you will find some of these "snake oil salesman". 

The renter has paid on time for over 8 months and loves her home I was just sharing my situation where i was able to get some lemonade out of a lemon tree :) Thnaks @Jay Hinrichs@Jeffrey H.

Mineral rights and Oil is a roller coaster ride.  

I may also spread some of that out to oil and gas.

My approach to land lording has always been to treat it like a business and I have lots of experience with residential home remodeling since I'm license plumber/gas fitter and commercial HVAC & Oil heat technician in MA, though I'm no longer in the business today.

You also can't view the property like @Gil indicated and you could end of by a lemon.
