I see people distracted with the new "hot" market, the new twist on a strategy they can implement, the cool way to source deals, the shiny new app, working with a realtor or a lender even when they aren't producing results.

When I asked about rent, one tenant said, "i'm not paying rent until they give me a working stove, get rid of the mice, and get her a new hot water heater." 

Couple different questions here:1) You can absolutely have GFI protection without a ground wire; the protection is triggered when there is an imbalance between the hot and neutral wires. 

If you and the OP want to learn (and not get in immediate hot water following ludicrous advice), you have to build a personal value proposition that is part of the pitch.

Are things still quite hot there?

Sure, the market is hot, but same is true anywhere.
