I was hoping there'd be a university presence nearby. 

I am currently a sophomore undergrad at Syracuse University.

I'm currently in college at the University of Akron for psychology and I will be graduating this upcoming May (2021).

Property: 2/2 condo unit, 1150 SQFTLocation: Orlando, FL, 5 minutes from Universal Studios, 15 minutes from Disney WorldEstimated Rent: $1300, monthly profit $761/month (including insurance, HOA, property management fees, taxes, and estimated repairs. 

We have looked into homes nearby hospitals and universities, we thought that our target could be nurses or students ( i am not sure with college being virtual, if this will be a problem).

Gaslight Clifton, CUF (University area),  Avondale and Evanston ( both up and coming, but a little iffy), walnut hills, Hyde park (very expensive), downtown, Northside.

I have heard of another investor renting the rooms (he didn't live there) to college students and he would charge just under what the university charged so he was having the rooms rent for $600/room.

But I've learned the benefits are certainly much greater with a national/global referral network, opportunities to work with other agents and even trade investment deals with that network, now I can learn the commercial side, the ability to build a local team without a broker's license, revenue share is an interesting income stream where you succeed when you help the organiation you build succeed, the ability to earn your cap back as a top producer, etc.
