Although, I have a stock portfolio that has been mildly profitable and I have supplemented my income with stock sales.

I understand there are many other factors but I think we all have some generic threshold in mind to quickly weed out bad deals.

I'm looking to learn the ins and outs of the business and to decide if this is a viable path to supplement (and possibly replace) my full time job as an operations manager for FedEx Ground. 

@Jordan SantiagoThose are great goals, and they are certainly achievable, but in my opinion they are too broad and generic.

The information was very generic and could be found in any real estate book, BP post or Youtube real estate video.                                                     

My background is in Human Resources and Payroll Accounting and my degree is in Business Management.Teaming up with a dear friend, I started REI training with mentorship, supplemental resources and technical support.

I'm looking to get into real estate part time (lending, flipping) - I have previous experience on the assessment/tax side of the industry and will be getting a real estate license to supplement my education and get MLS access.My current goal is to run through a single flip and break even.

This allowed me to verify that the door being closed in the common area, with the furnace running, would be enough to prevent the pipes from freezing.However, the Tenant has turned the thermostat all the way down, but still on, and I believe is still using the space heaters to supplement. 

Assets include, my digital folder structure and how I maintain files to try to stay organized, documents that I've used that have been made generic and can be modified or used a guides and my projection/actualization sheet that I use to track properties and determine how well I projected and planned versus the final result. 

Goal is buy and hold. something that will supplement me in retirement/keep me busy when I retire at 49.
