As mentioned by others, if you can find a loan interest rate that is better and you eliminate the PMI insurance, a good thing to see if you can do is shorten the length of the loan if you end up paying the same amount you are paying now, you win with a shorter pay off time, less interest paid and equity gets built faster.

If the tenant is threating damage to the house in response to an eviction, then I would have seller contact police, additionally, the law provides for landlords to access their property with proper notice and refusal by the tenant is a violation of the law, the seler could have the police come to witness the access and eliminate any danger to the seller.
