I am a little unsure of what direction I want to head.  

you sound like me not too long ago....... i so wish I would of held out for renters with better credit..... late every (EVERY) month atleast a week or two..... have to constantly call to get rent..... willing to bet that the one month deposit i made them give up front will ( in their head) be the rent i dont get before they move out.

At the time everything is in my head, but I found that after a long day of previewing and trying to gather and collect my thoughts, that everything is a mess filled with bad photos angle, even worse videos of me running from room to room with the camera pointed to the ground or the realtor's butt, and illegible notes that seem meaningless afterwards, or even no notes bc it was all in my head at the time.. 

You are heading down a good path, dont doubt yourself and make it happen.

Howdy - I think it's more important that you send the darn letters out.Your thinking is solid, however don't let your head tell you to procrastinate.

I am heading back there early next year and have two houses in the area.  

Much like how a slaughterhouse uses every bit of the hog, except the squeal.Start by creating symbiotic relationships with your competing/like-business folks that you normally bash heads with.

There are TONS of opportunities for young, motivated individuals (esp if you head to college, my professor network was a giant catalyst).
