Our broker (we're licensed Realtors who are listing this ourselves) feels that we should list at $319k but we feel that's a little high and we don't want to sit on the market too long waiting for an unrealistic price.Additionally, we're having delay troubles with our building contractor as he's moving way too slow for us.

Also, if the property is underwater, you could sell off the remaining UPB at a deep discount, 3-9 cents on the dollar, if you wanted to be scrooge about it.
