@Blake Valdez For me personally I like single-family homes for rentals as the rental pool is a bit larger and you can make more allowing pets which is another topic to debate if it's worth it.

If I'm getting an 8% ROE I'm gonna hold, but if it drops to 4% I gotta think that selling is the better decision at that point.This also applies to the debate over appreciation vs. cash flow markets.

I'm currently debating on whether or not I should take a 15 year, 30 year loan, or just wait another 3 years so I would be in a position to buy a house all in cash General estimation of a 30 year mortgage @4% APR would mean I'd have to pay around $57,500 in interest according to a basic mortgage calculator.

@Brigham LewisMy belief is that college is virtually useless unless you’re going into something like medicine, technology (debatable), engineering or architecture, accounting, that kind of thing, or if your end goal requires an advanced degree (my degree is in psychology bc I wanted to do counseling, which requires at least a masters - I had kids and never went back, and got into real estate instead).

I saw this one because @Joshua McGinnis mentioned Boston.BTW on that note, the only thing I will say on the local vs. out of state debate is that it shows how expensive the SoCal markets are if people are looking at greater Boston as affordable investing opportunities.
