I don't have as many tips for solutions mid rehab, but I do know that most, if not all, of the very active investors that I know have established relationships with 2 or 3 lenders that specialize in programs that match their strategy and have an agent or two in the investors target market to help them find more deals without having to put much work into finding them.

Forced equity and cash flow vary quite a bit by the deal, but Idaho is the most landlord friendly state in the country- the state actually just passed a law making it illegal for cities to regulate rent rates or fees in any way. 

My goal is to do my first deal within the next 90 days.

What made you interested in investing in this type of deal?

I called a real estate attorney today based on a Google search, and I got an earful about how Subject To was not possible, the bank would call the loan due, I need to have 'very deep pockets', etc etc etc.I know it's possible and there are people doing these types of deals.

When tenants submit maintenance requests Mynd just sends out a vendor to deal with problem.

Again, being very focused on key buildings close to new constructions being delivered in 2-4 years, in key growth areas, you can get good deals and cash in apprecitation in the mid-long run.In older buildings, if you are not financially solid, it's recommended to sell before HOA and Special Assessment will put you out of business.

What made you interested in investing in this type of deal?

I have been reading up on all the requirements and plan on being super cautious in investments while avoiding self dealing and working with disqualified individuals.
