If I was to try and wholesale deals above list price, I would lose the trust and credibility I've worked so hard to build over the years with my investors in a blink of an eye.On the other hand, when I have an MLS deal available that's below what my buyers would even attempt to negotiate themselves, my credibility builds with them even more.

The Harvard report cites a Fannie Mae study showing that while attitudes toward homeownership have become more negative over the last few years, 74 percent of renters and 87 percent of the general population still view homeownership as safe investment.While many households aspire to homeownership, tightened underwriting standards may stand in their way and the report speculates that the proposed 20 percent down payment requirement for qualified residential mortgages could sharply curtail homeownership unless the borrower obtains a government guarantee.

The Operating Agreement for the LLC (this is the governing document that lays out all the operational aspects of the company and the officers) should spell out specifically how things like changing equity percentages and adding/removing members.But, in general, you can do things however you and the other members want to do them...just make sure you capture the agreement in detail in the Operating Agreement, so that there is little room for confusion later.

Influence scores don't accurately reflect credibility, and our system of consistently adding points or allowing people to retain them without depreciating them over time, despite activity levels or lack thereof, is outdated.It disincentives new members who see the ability of becoming a point leader on the site as being out of reach and incentivizes some to participate in ways that add little value to the overall mission of the site.I'll be starting a thread on the topic shortly.
