If you do not use that business model then you will not achieve that goal.It is obvious that you don't have enough money to purchase even a 4-unit in Las Vegas for $200,000, total.I think I made it clear that you want to have 100% control of your money and you don't want to give your money to someone else and give that person the opportunity to tell you some b.s. about how your money went south along with the deal he was managing.I see the word 'house hacking' on BP every day and don't have a clue what it is and I really don't know what BRRR is nor how effective it is, but what little I do know is that many people get into properties with every penny they have for sometimes as little as zero down, but when money is that tight so is the risk that those people will not have the money to make emergency repairs, or will not have the money to pay the mortgage when they rent to the tenant from hell and their total loss with no rent for 3 to 5 months, attorney fees and court costs and cleaning and making repairs is not one penny less than $9,000 and easily $15,000, or more.

@Jon Fletcher honestly I don't know how flippers are making a penny on the flips, I'm fortunate where I do everything at cost, I hire no contractors, these other guys with contractors have to be making nothing.

Siding - make sure its not currently rotting away or broken to pieces, a lot of rentals you buy will need a fresh coat of paint on the siding.
