If I were you, I'd look to step up in asset price a little bit and take down some easy rehabs (carpet, paint, appliances type of stuff) and not jump into that asset class right away.

Anything porous like carpets, drywall, insulation, wood laminate flooring, etc should be tossed and replaced.

Curb appeal, lighting, possibly security cameras, solid core or decorative metal doors with deadbolts and security screen doors, interior painting that is not one color on everything, accent walls in main living area and primary bedroom, cabinets and closets painted white on the interior, flooring limited to one or two designs throughout the unit, and no carpet, windows and screens fully operable and clean...all of this will elevate your unit vs. most of the others in such a neighborhood.

I put the gutters back on the house, removed all of the overgrown brush, added quarter round to the baseboards to cover the giant gaps left from previous owners removing the carpet, landscaped all of the property including planting four new trees and having a dead tree cut down, painted the kitchen cabinets and replaced all of the hardware, added quartz countertops, new sink, new faucet, new microwave vent hood, new dishwasher, painted bathroom cabinets, replaced all of the windows, etc.
