First home purchase live in brrrr

Investment Info:

Single-family residence other investment.

Purchase price: $430,000
Cash invested: $43,000

Live in flip still in progress

What made you interested in investing in this type of deal?

Southern California prices difficult to get started.

How did you find this deal and how did you negotiate it?

I was the realtor representing my wife and I and this was our first purchase!

How did you finance this deal?

30 year fixed 10% down.

How did you add value to the deal?

changed origional 15 year old carpet on bottom floors and master bath to 8mm vinyl plank. Will soon be changing dirt backyard to rock or mulch.

Lessons learned? Challenges?

Having a trusty reliable contractor is so important! Also they take way longer than origionally quoted.
