According to neighbor, our other tenant from one of the other units was seen breaking in.

It will also have a cost break down of all the work we did to the house so they full understand and appreciate all the work done.

Either way, I would like any advice on how to begin wholesaling either completely online or maybe in my local area and/or some insight on how to better break into the property preservation business.

If you're not there to break it up it could be bad....too much trouble for a few bucks I think.

For those of you who are out-of-state owners, how are you preventing break-ins/squatters during rehab and/or if you have vacant units?

Preferably one like Bruiser Stone in The Rainmaker or Saul in Breaking Bad. 

Finding tenants, replacing their appliances, fixing the stuff they break when they move in, all those fun things.
