If you buy two similar homes on one block and flip one (to get the highest sale price) and BRRRR the other, you just did your own work giving yourself the best appraised property which will help you complete your BRRRR at the highest level.

I may be overthinking things, but I’m preparing to do my first mailing and was wondering what type of paper is best/necessary for my letters.

I am sending letters to landlords in North Charleston, especially near Park Circle.

You will need to get an estoppel letter from the tenant and signed by the landlord  saying everything is correct in the lease including security deposits and anything that was a verbal agreement( discount on rent for mowing yard). 

Actually not even close from what I'm seeing.That's not a conventional loan.Rates have jumped since April's lender letter from Fannie MaeFirst investment property in the USLow DSCRYou'd be better off getting a DSCR loan without worrying about Jumbo guidelines and tax returns etc...Is anyone that will be taking title a US Citizen?

I’m sure BP has great systems in place to prevent this, but they can’t block it all.

Hi BP, We just got a letter for one of our rental properties (it's quickly becoming a problem property for me,) and it is a "30 day notice of an intent to file a Municipal Lien" for an $8000.00 past due utility bill accumulated by the previous owner over a year before we purchased the property.   

This can differ significantly from one geographical area to another and sometimes the difference is block by block so make sure to check with your agent for that local knowledge.
