Wondering about conventional bank/broker rates

Hello,

I am an investor in Ontario, and my business partner and I are looking to purchase a roughly $2.5M multifamily property in Texas through a syndicated mortgage. This will be our first investment property in the USA.  We're wondering what we can expect in terms of conventional loan rates, as well as requirements. The debt coverage ratio is around 1.3-1.5 depending on the final purchase price. Is there anywhere where we could get sub 4% right now?
