Sometimes people who are comfortable managing the details of a job will hire a less skilled person to do it knowing they can get a MUCH better price and a "decent" job IF they themselves stay on top of how the work is being done.

I keep hearing that 2 or 3 BR properties rent out much better than 4 BR, but this in contrast to airdna and BNBCalc at least on projected revenue.

Either A) you need to want a ski Airbnb/VRBO for the personal use of it but not the investment aspect of it or B) you need to be okay with some of the areas within 45 minutes of the ski areas that are totally open to short-term rentals and where the numbers are better.

Pretty much everything I've looked at either:A) doesn't cash flow for about 15 yearsB) would cash flow if you bought it with cash, but at that point you could get much better returns investing that money elsewhereEven looking at house hacking it seems that the savings on rent (about 2.5k/month median) are outweighed by the significantly higher cost of purchasing property.

If not, factor minimum 15% for management.Also, consider that you will pay taxes on all the income (after expenses).As others mentioned, research the competition in your area to learn the demand/restrictions.Depending on these answers, you may be better off doing this closer to home.

This accomplishes the same thing, but it leaves more of the house available to lease so you can get higher rents and better cash flow.
