I try to not toot my horn (Toot Toot) but those 5 months sucked with daily tasks from the lender (sign this, sign that, write this “to whom it may concern”) or doing another due diligence all in compliance with the 1031s.

If you are looking for a contractor that specializes in tile, ask the local tile shop.As a general contractor, this year I have tried doing all of the work in-house without subcontractors but failed miserably at the task.

I had an idea to outsource D4D, mainly out of necessity to free up more time to work on other things.I found an app - SimpleCrew.com - you can manage a street-team remotely and assign them areas to work (zip codes, neighborhoods, streets) and tasks to complete (take pictures of properties, put up bandit signs).

If you are doing "GC" tasks - but not actually wearing the GC hat - then don't do "GC" tasks - do your regular Construction Admin tasks, but increase it to do the Construction Management.
