I know the obvious suggestion will be to acquire personal equity, but I wanted to know if any of you have successfully used creative ways to fund your first investment.

I suggest you look for a property with a better ROI or try to negotiate a better price with the seller. 

I contacted a local eviction attorney who suggested I should have filed an eviction immediately (3 days after the rents were past due was his suggestion), so I finally did.Much to my chagrin, the tenant laws in Oakland CA are very pro-tenant, and new tenant fought for 8 MONTHS!

Are you trying to get a personal loan in your LLC name, that will prove to be quite difficult.Should have no problem getting a commercial loan using your LLC.If you're trying to get a retail fanny/freddy loan then putting it in your LLC, you may get away with it, but it's not technically allowed.
