This is not a DIY project nor do you want to walk into an attorney's office and ask them to pull a 15 year old lease out of a drawer and dust it off for $500.

They might argue that you end up with a better property, which may be true, but you are happy with it as it is, or would have addressed it before leasing it out.In all likelihood, your tenant will want to DIY it as much as possible to contain his costs (and hinted at with them wanting to rent the tiller).

Maybe just ask them if the repair was a DIY project, or did they have a professional do it?

The disclosures really are not DIY, they need to include good legal language across various concepts.

It's complicated, and isn't an area that lends itself well to DIYing. 

I do not recommend that approach--I've since wised up and put the duplexes under property management, and gotten my DIY/jack of all trades tendencies under control and converted into more of a 4-hour workweek philosophy.
