This was a very shocking realization and is making me re-think having a mortgage on vacation rentals.

If it were me, I would even start the eviction process just in case they fail to vacate by the end of May.

In Georgia, within 30 days you have to send a statement of deposit disposition to the "last known address" even if it's the vacated property.

Whether it is easy or complex depends on the easement type, easement holder and if they are around and can 'vacate' the rights for you.

I waited a few days then gave a 30-day notice to vacate - she was being a pain otherwise, but I don’t tolerate safety issues not being addressed.

My next project is a multi-unit STR in a high traffic vacation area. 

On a more serious note, try showing her the value your family can get with the new property (savings for college, bigger home, vacation, something the two of you (i.e. her) always wanted, etc.). 

Because they can 😅 They are on vacation with the mindset that they aren’t the ones paying the bills. 

It would be interesting to see some metrics on multi unit or vacation rental eligible properties specifically.

I was looking for something that could make money as a vacation rental and allow me to enjoy it as well.
