Set a budget, determine what you can afford (not what a mortgage broker says you can afford).Do your best to figure out insurance and taxes, and try to set aside 5% for maintenance each month for big ticket repairs that WILL happen.   

I will cash buy as I don’t really like their financing and don’t want to deal with currency fluctuations causing my payment to change month to month.

There is a lot of demand for Section 8 tenants, but the process can take 2-3 months so if you want to rent it out quickly, I would try and go with a cash tenant. 

Three or more months and have the renters pay for water and electric but offer Internet and yard care.
