What I will expect from anyone that is going to get more than one month behind is that they convince me that their issue is primarily caused by the Corona outbreak/threat, they have looked into help from family/friends, looked into any social/church help available, and that they are doing side hustles to make some income.

Perhaps a visit to the water company together for a scheduled appointment with a supervisor is best, but don't know if this is feasible with the coronvirus threat these days.Whatever balance is outstanding after all these efforts I would probably propose to the tenant to split it after pointing out the clause in your lease.

If she refuses to get out after 30 days, start the eviction process.In my experience, most people will accept the 30-day and disappear because they're not happy with you.
