While all situations are different- after speaking with my lawyer I decided at least for the first property- there wasn’t too much of a need for an LLC.

Real estate speaking, it is a solid property. 

The problem with Redding is that there are no rentals to speak of, as it was already an extremely tight market, and many of those that may come on the market will be taken from inventory for sale, and will be newly added to the rent rolls, with no rental history.

A VP of business development for Chase came by our business unannounced, wanted to speak to the owner or manager.

I've been speaking with someone who said the have it under a wholesale contract, not completely sure who has the contract at this point.

PS-  One note:  because this is a court ordered sale, somehow the buyer's agent is no longer entitled to a commission,  so my agent is understandably less gung-ho.

Learn your numbers or speak to someone who can interpret them to you in plain language. 

You need to sit down and map out all the known events that happen throughout your day (For example: gym at 6:30am, public speaking class at 7:45am, lunch at 12pm, etc.)
