New Member Intro! We Fix & Flip and BRRRR and want to expand!

Hello All! 

This is my first post although I've been an avid bigger pockets reader for a while now! So hello!

I've been around real estate since before I was born, it's all my parents talked about around our house. They were flipping houses before it was "the thing to do" as a way to save some money for mine and my sister's college education. They also owned 35+ rental units but these real estate ventures weren't they're "day'" jobs. My dad owned his own business as a title insurance guy and my mom was and still is a real estate agent. I helped with every flip, kept track of financials for them and even went 50/50 on my first "flip" (although it wound up being a tear down, subdivided and then sold to a builder.)

I wanted to follow in their footsteps but was guided to go to University, get a degree and then snag a 9-5 corporate job. After I graduated, I got my real estate license and then got a soul sucking J-O-B as a leasing agent and quickly worked my way up to managing 100's of units and multiple buildings as a property manager. I learned a ton and would never take back the experience but I quit when all I could do was cry every day on my way home. 

I wanted to prove to my parents I could "do" real estate without them and saved enough at my corporate job to buy a house to flip in cash. My then boyfriend, now hubby, is a contractor and together we remodeled the place doing everything ourselves except electric, plumbing and the flat roofs (yes, we shingled the pitched parts.) Our profit was just over $40k. 

We've flipped one house together and currently own and live in a brrrr-ed multifamily (without even knowing brrrr was a strategy!) I am also a real estate agent but let my license expire accidentally and am waiting for the renewal (the PA State Real Estate Commission was 12 WEEKS behind when I called to ask about the status) which should be here at the end of this month!

Here's where I'm currently at with my real estate investing:

- We have a 50/50 partner who is willing to fund our next few flips providing about 95% of the funds for acquisition and renovation.

- But I am lacking in the deals department right now. (Where are all these wholesalers at?!?!)

- We own a remodeling company and know we can do the work quick, correct and at a slight discount.

- Speaking with other investors about potential partnerships... but nothing has panned out with this yet.

Our short term goals:

- To find a property to flip

- To come up with a pipeline of deals

Our long term goals:

- To BRRRR multifamily properties

- To flip houses for the capital to BRRRR multifamily properties

- Constantly have a pipeline of deals

- To partner with good people who want to create value for all parties involved 

Action Steps I'm taking to achieve my goals

- I'll be attending my first local investors meeting the first week in September!

- I've scrubbed a list of owners who have owned their property 30+ years in my three target cities and plan to do a direct mail campaign with this list.

- Get more involved on bigger pockets (hence this post.)

- Learn. I've listened to the BP podcast episodes #270-#290 and then started back at number 1 and am currently on episode 22! I'm also reading/listening to books suggested by the guests (rich dad poor dad, abc's of real estate investing. etc.)

I know this was a long post but I'm a blogger also and tend to be long winded! So if you've made it to this point, thanks for reading!
