For the most part I'm venting here, but I'd love to know how many of you who are years into this and running a successful REI business for your selves, A) at the beginning felt like throwing your hands into the air, and B) what you did to keep your self from getting broken down by the difficulties starting out.To give a little context here...I have been feeling really great about the progress I've made of the last 6 months.

If you're confident enough with asset segregation in the LLC and not concerned about personal liability, then, just go without.Make tenants carry renter's insurance and reimburse them.Anyway, not that I'm recommending it, but for scenarios where a property is worth 50k in a isolated LLC, I don't see the upside to paying 1k in insurance.

That puts your profit at somewhere in the $17-27K range, which is likely more than 20% of resale value...which is where I like to be.You could probably even pay a little bit more if you're confident in your rehab and ARV numbers.Good luck!
