Love the business aspect of Rehabbing, staging and selling of the homes.What I don't love is finding the properties.

I know that some deals take 5-7 contacts before they close so an important aspect of our System is follow-up.Even though they may not do business today, they certainly can call you back 3-9 months later because you keep sending postcards and letters and are constantly on their minds.

While I was readings these replies about 5 more questions popped into my head, thinking about what  @Jordan Williamson said about making sure you get a good deal instead of looking at the lower my expenses aspect and it rang a bell, I was definitely looking at this the wrong way, This would be my first investment property and I don't want to regret it, the more I analyze this without living in it, the worse it looks, but when I see the lower my expense aspect when living in one side it appears great.

@Daniel Sisto - your first post mentioned that you had to cut out some design aspects due to unforeseen problems.

I have also been involved with Renatus by attending many of their free meetings but don't want to get caught up in buying their program if I don't need to, as the MLM aspect of the company is definitely a disincentive for me.

Im looking to flip, so how do I go about a clearer ARV if there isnt much needed for repair, Roof is 2 years old, house was built in 85', bought in 05'.

Make sure you have underwritten the replacement cost and remaining useful life of the major systems (roof, windows, hvac, hot water, kitchen appliances, flooring) and that you are funding for these.
