I also use Buildium and it will do most things satisfactorily on your list.You can add unlimited "vendors" and "expense categories" to suit your needs (taxes, postage, utilities, handymen, etc)I don't believe the Loan Interest feature is robust at all (lots of complaints about it on the Buildium forums)It has Depreciation feature, but again I think it is very basic (my CPA tracks depreciation outside of Buidlium)I pay every expense with either a check or my business debit card.

In case there is any remote confusion, there is absolutely no, zero, zilch, notta, firm on Wall Street which is advocating or is even remotely implying that it is a good idea to not use a servicer for defaulted loans.

I can build an addition for about 120k that contains two "units" of 2bd/2.5ba each with lots of premium features (9.5' ceilings, acid-stained colorful concrete floors, radiant heating throughout, central air, LED lights, granite countertops, subway tile backsplash, carrara marble porcelain look-alike bathrooms, etc.)
