For the time being, we want to continue finding wholesale deals but really want to learn more about the full process of flipping in order to flip some of the houses ourselves.  

Once, I even did a quick name check for a new LLC (to get some comfort that it would be approved), then submitted the offer in that LLC's name (which didn't yet exist), and completed the LLC registration in parallel.  

If it doesn't work out and you lose your deposit, you should have learned a lot in the process, met a lot of people and are better prepared for the next deal to come your way.Anish
