I suggest sticking with FHA but putting up non-refundable earnest money and limiting repairs you might ask for on an inspection to only latent/material defects and safety issues so they know you won't nickel and dime them with petty items.Best of luck!

As you go down the road as if you're going to move you will learn way more than you could without working on getting a property and there are so many chances and safety checks in place if you do your due diligence you will know when you find a deal that makes since for your situation and at that time make the jump.
