I just need help confirming the logistics: Jan. 1st: rent is dueJan. 5th: last day of grace periodJan. 6th: 3-day pay or vacate notice serviced and mailed??

I purchased the property for 235k and on the listing it shows it sold for 210k after the wholesaler took their cut, I didn't notice it when I got the insurance but the insurance only covers the 210k and not the 235k +40k + holding costs, etc. 

Recording of title is notice that a transfer has occurred, but in and of itself it is not necessary to effectuate a sale.

I was sent a notice of a leak and had a plumber get in as soon as possible.

That adds up very quickly.And don't think people won't notice. 

They are on a month to month lease so I can legally give them 45 days notice to vacate for no reason which I am fixing to do. 

Presumably a notice has been posted on the door of the house.

Hi everyone - I recently purchased a property and at the closing table I noticed that the amount on the mortgage was significantly higher than the promissory note. 

You can give them a new lease with an effective date the day after expiration and they can choose to sign and stay or to move out at the end of their current lease.If they are on a month-to-month lease, then you can make any changes you want with 30-day notice.
