Once you know how many rental or condo units the site would support, you should consult a realtor who specializes in the sale of multi-family sites to determine the current price per unit.

POA, 3rd Party Author, Deed, etc.,  a title company may request additional information from previous owners. 

The chances of BofA talking to you are slim unless you had seller sign a POA and/or 3rd Party Auth Letter.
