If you are house hacking does does that mitigate the risk if your property isn’t meeting the 2% rule???

Not this one, as we’ve never been able to catch her home, or if she is she doesn’t answer the door.We’ve tried to mitigate whatever issues the neighbors had discussed on the app.

I doubt there’s an adult with a credit score over 600 points within a 3 miles radius of my properties lol the reality is you have to learn to “make money in the mess “ there are certain people groups who pose a greater risk to your business and as a good business owner you must learn how to reduce risk ,mitigate loss ,and use the law of averages to find the best tenants .

And with future proof that it has been fully mitigated and certified meth-free by the county, it seems I would be protected?

Everyone is going to have evictions, maintenance, etc. the more doors mitigates the amount of risk.

An LLC is tops for mitigating personal liability, but in this scenario, you can "have your cake and eat it too" by electing said LLC to be taxed as an s-corp come tax time.  

So the price was removal and mitigation.

This helps mitigate risk if your airbnb/vrbo account is cancelled and puts more money in your pocket by eliminating the OTA's service fees.
