The ROI seems minimal right now but I'd have to imagine that will only grow in time (so may as well get it done now), especially as more EV trucks and large SUVs (travel vehicles) start being released and the prices start coming down as they always do with wider adoption.

@Pat Saperstein when we did STR's, we used an abbreviated lease, guests cold sign electronically.If we were to do MTR's, we'd use our full lease.You could send an eviction notice that coincides with their MoveOut Date to minimize your exposure.

I've been direct mailing through obtaining ownership info through county records and sending them a few sentence pitch of what I do, a business card, and a QR code that takes them to a website I created on Canva that summarizes my 3-year investing goals, what projects I've done, and my next steps.

Rather than going to meetups only to give my sales pitch and try to find potential deals, I have found that being genuinely curious and a learner about different people's strategies and experiences has led to much better conversations and relationships, and those relationships lead to potential deals and referrals.
