It all works, but you just need to determine what you feel comfortable with spending, how much work you're willing to do, and how long you're willing to wait to get a deal.

Personally, I don't like to rent or sell a property that has a tenant inside it because 95% of them won't keep the unit in a way that will maximize the sales or rental price. 

My goal is to start paying off the mortgages and eventually have enough for a comfortable retirement.

I got my TX real estate license this year because i wanted to invest in real estate full time and figured becoming an agent would be the best way to learn while transitioning from my day job at a pace thats comfortable for my girlfriend. almost a month ago i got my first client (AWESOME!).

But most folks feel comfortable with anything more than a year unless there are mitigating circumstances that could demonstrate that your original intent was to hold.
