Always buyer beware.I have done it tons of time in Dade and broward and bought bunch of  properties in Miami at auction during last crisis. 

Last three years I have exclusively invested in debt funds as I did not trust the experience of some of the other sponsors.Integrity Mortgage Note Fund - Jamie Bateman7e Investments - that is mine which I of course invested in. 

Since I bought this last property, it has been a headache, I have to go often to do repairs, the last repair was replacing a water heater of 75 gallons which cost almost $3k (too expensive).

I'm going to try to keep the short so, if I miss any details because of the shortness, please let me know.I own 5 lots on the Gulf Coast of Mississippi. 3 are empty , 1 has a home and is a STR (does very well), the last lot I am at the end of a ground up build and will be using for my primary residence.

For daily use checking up on partial payers:   Sum up the payements received AND give detailed payements for the last 3 mo,  set the date range.
