Key criteria for a successful SFH househack:Suitable zoning criteria, i.e. room rental laws (county by county)Within 1 mile of hospital, major company HQ, public university, and private university (to attract 20-somethings)At least half as many bathrooms as bedrooms (i.e. a 4 bed / 2.5 bath could work, but 4 / 1.5 could get sticky)Plenty of driveway space / street parking (1 per roommate)Plenty of kitchen space (since the kitchen is the most occupied room other than individual rooms)Basement or side entrance entry point (i.e. if you wanted to turn the basement into your living space, you could enter from a side entrance)Un-involved neighborhood community (cul-de-sacs can be the worst spots)Turn-key quality (i.e. you won't need to fix much of anything when you move in)This list is by no means exhaustive, but things to think about when you work with an agent on a SFH househack.

(New paint, inside/outside, new flooring, repairing/replacing cabinets, door knob, doorway, and some windows) From the pictures that were sent, all 36 of them didn't seem to drastic though.

There's already programs out there that will winterize homes for low-income by changing windows, adding insulation, etc.

Until the price of materials stabilizes, any numbers from last year, or even earlier this year,  are out the window.

I would throw the 1% rule out the window. 

Three drive by shootings later (that blew out two of my new windows and the front t door) I got them out.

When I went to look at the units I discovered one tenant had tin foil all over the windows and walls.

It needs a kitchen, a couple of windows added and permanently closing the garage door.What software programs do you recommend to put together designs for these ADU's that I could take to the county planning commission.

There are several online solutions at different monthly costs.Word and Excel run on Windows operating system, if that's something you're interested in. 

We had new windows installed, kitchen and bathroom gutted and put together, floors re-done, paint throughout, and landscape completed.
