I’ve moved personally about 8 times and the homes I’ve purchased where the previous owner left those types of instructions made life so much easier.

Did you instruct them that if they did not keep the place clean they could be evicted.

Have them call you while they're checking property for further instructions.  

Things were not looking that great a few days right after, I asked for instructions regarding paying the city tax, it took her months to answer that, finally I got the URL from her and saw that it was paid in December (by the previous owner), or when I asked for insurance contacts... she promise she would look for it - never got it from her. so I just let it go. as long as she takes care of the main things, that’s not a big deal, I will deal with it myself. she said she will go to take care of the sec8 and every time she said something else.

I would replace the gardner for the one property, but let the tenant know if the new rate is more then it's on them or they could move out per instructions on your lease.

Part of the move-in package includes the lease agreement, some addenda and instructions on depositing rent into my business account for the property.

However, if your wife wins this argument, I'd suggest the following: Provide your tenant with written instructions and notate it in the lease which foods cannot go down the garbage disposal.

Your other option (which I would consider a better alternative) would be to fire the A/C company for disregarding your instructions as the property owner.

As I mentioned one of the instructors would mix up the words a bit, but overall they did a good job of relaying the information.  

Meet with them and inform what their monthly rent will be and instruct them to pay.
