Hi everyone,We are renovating a duplex, and so far we have gone with heat pumps and natural gas furnaces, so heating and cooling should be lower priced than usual.However, I have to decide on water heaters, and I can do a regular electric model which could cost them $400+ a year to run, or I could do a heat pump water heater, which would only cost $100-200 per year to run.

Hello friends,I am an investor with a few properties in CA, but now I'm looking at out-of-state properties.So I'm looking at this fourplex - I haven't actually seen it in person, but here are the numbers, which look good to me:Purchase price: $50,000Rent: $1820/monthExpenses including management, taxes, insurance, water/gas: $660/monthVacancy/CapEx: $364/monthP&I: $190/monthThis looks pretty good to me, but I wanted to do a sanity check with the folks here.
