I've always used Homestyler.com, which is a web-based design software that can be used to create basic floor plans for your contractors.

I will be putting down vinyl sheet flooring in a kitchen in the next couple months.

It's a duplex and needs a bunch of updating to take it out of the 70's...old windows, fake marble bathroom panels, plywood in 2 rooms for floors, etc. 

You are seeing some people go back with high end finishes such as granite, refinish hw floors, new shaker cabinets, etc.

There is also a height setbacks and sometimes a FAR (floor area ratio) which limits how much you can built.
