Other young investors on BP don't have the $10k down payment to buy a $50k rental and launch their REI career....if you paid off your student loan, you'd be antithetical to the fastest growth methods of BRRRR investing.

my dad taught me to drive at 12 years old on our ranch beat up VW converted to dune buggy style .. 4 speed with clutch. we had about 7 miles of roads on our ranch so I probably did 100k miles on those roads. big 500 gallon gas tank so got gas right on the ranch.. one of the roads though went up to Hunters Point it was a pretty steep winding dirt road with very steep and long drop offs I kind of cringe now thinking of if I went over it probably would have been lights out.

You will likely need to initiate a Community or General plan amendment, provide a proposed use (sounds like residential), if that is more than 1 unit then you'll need a site plan, which would need a map to subdivide, requiring a 'Tentative Map', which then....and evaluate its impacts on water/sewer/traffic/greenhouse gas amongst others...The speed and efficiency of completing this does depend largely on the municipality, but if this is one of the big players (LA, SD, Irvine) then I'm really confident in my timeframe.

I had one tenant who would occasionally pay part of her rent ahead of time, she can no longer do this without me sending a separate invoice.Also, there is no one for the tenant to call in order to help them through any issues that might come up, so instead the "user error" or any other problems are going to have to get sorted out through me.QB says they are making improvements to processing speed (never was an issue to me) and will start to take the transaction fees out monthly instead of randomly.

Fastest ive gotten a contract on land is maybe 60 days, and still takes with feasibility studies maybe another 90 days to close.

@Jordan Little first off why do you not have an attorney, always and I say always in any type of business weather realestate or scrubbing toilets you should always have an attorney on speed dial, 2nd wait till someone chimes in, I'd prob say your insurance company would handle it but I cant say for sure
