I would think if the gross rent increased $150.00/month it would increase the purchase price value more that $1,800.00 in an investors eyes.

As far as the benefits, there are more than meets the eye.

Truth be told...I probably would have paid close to asking for it.If you have an eye for the deal and know the risks I believe you can find a good deal on any platform.
