I hate to say it but you may actually want to try to place a new tenant with more current rent.I love MHA, I find for out of state investors it typically leads to them 1. getting higher than market rent (usually, the current market it is a bit hotter than usual) and 2. it provides an extra set of eyes (the occasional MHA inspection) which helps keep your PM on their toes and gives you extra unbiased feedback.

But, we're probably still 6-12 months away from having our ducks in a row in terms of general RE knowledge, being pre-approved, and potentially having to rethink our transportation strategy (right now we're car-less and rely on transit, bikes, walking, and the occasional car-share).

If you are looking in Boston they have a list online occasionally and there is a good site to use which is: http://www.masslandrecords.com/If you go into a county and then to the township and have the last name of the property owner you can find out what is going on with the property and if it is in the tax taking stage or not.

I have however purchased and sold a townhouse that was my primary residence for a few years, helped my wife renovate and sell her townhouse, and we just recently (within the past year) purchased a SFH that we live in with our kids.My main interests are buy & hold properties, with perhaps doing the occasional flip on the side.
