I'll take 10 highly quality units in excellent locations over that any day, and will likely throw off more net profit in the long haul too.

IE weekends .. and earn while you learn.you get instant credibility and you surround yourself with others that are in the business doing deals.you don't want to surround yourself with others that have no money and are in search of how to do this business... 95% of those with the situation you posted simply fade away and never do anything in the industry... and 50% of all agents fade away.. but you still learn the details and laws of your area and you never know when that mover and shaker takes you under their wing...

Don't burn resources on a marginal deal when you could save them for an excellent deal.

A student by themselves has no credibility.

Thanks everyone.I will have to look up the information on the BWI meetup as i have not seen anything for that yet maybe i can come this week depending on the @Ned CareyI am located right in the Canton area downtown @James A. i will have to check out REIA, i have been looking at REI Consulting groups houses they have been posting and running formulas i made in excel to get in the habit to see if it is worth the money or not.  

In doing so I am interested in forming an LLC to mitigate liability and increase credibility.
