Today was two weeks from the end of my contract period and despite feeling like I did everything asked of me they said I wasn‘t working out and terminated my contract.So to my point, I have a 401k from my previous job worth $80k, $50k after tax, plus about $20k in cash and at least $30k in available credit.

So I found out today that because I'm on septic the zoning limitations on my property limit me to 1 Unit for the size of my lot.

I just closed on my first rental today. how long do I need to wait to apply for a credit card?

@Jessica Muto I personally believe instead of hiring a property manager, you should vet a team of sub-contractors or some general contractors to handle the repairs, and get a good education on the landlord/tenant laws and the lease, then you can market the properties yourself.

I was notified of a live stream today at 5pm EST (5 Rental Property Investment Red Flags), I couldn't make it, so I was hoping there was a replay. 

After reading through the forums for the first time today, I am feeling like we should just sign another low payment lease so that we’ll have more time to search for a great deal.1. 

My husband would still check in often, however this other GC would be required to manage the day to day work and do the finishing work.  

There is a ton of competition for a scarce amount of properties (hard to make 1970s vintage properties today).

I would focus on building my skill sets, paying down debt , building a nest egg - savings, 401K, Roth IRA, etc - and continuing to educate yourself.
