There's great opportunity in AFH's but you need to be able to dedicate 100% of your time and effort to making it work, there are a lot of detailed requirements for the house you choose to use including window height, closets, room sizes, etc.Another thing, you can't count on state paid residents to make you a profit, they cap out at somewhere under $2,000 a month for a high needs resident, after paying for your rent/mortgage, utlities, and 24 hour caregivers, you'd be losing big money every month, even with a full house.

While my time is valuable, I do dedicate some of it to helping others, that is widely evident here on BP with over 11,000 posts and years of steady active membership.I would change your approach next time.

I will be honest, I have not dedicated much time to the forums.

But when it come down to managing the work flow, and having multiple properties to you are looking to wholesale, managing the follow up,  you would have to do all those things in system like Realeflow.Realeflow in a dedicated CRM with some additional benefits does some of the things that repropfinder does like you can pull comps (Reprofinder does it better #facts), gives you an automated ARV estimate (not very good) , lets you send out mail from the system at the press of a button, also Realeflow offers more leads types you can "pay extra for" that would otherwise be included in Realeflow or Flipster or REIAutomator for no extra charge. 

I dedicated myself to helping others but so many people don't share that same mind set.

Stay dedicated and focused.

Most folks working on smaller projects are trying to do everything on a budget and smaller contractors often don't have a dedicated team to give accurate estimates and handle multiple field verification.

I would be interested Saturdays are far better for me than Sundays and the third Saturday of the month from 9-nom is dedicated to the local REI group.  

Builders dedicate a few units to affordable units and can place 15 units in a SFH residential zone lot.
